요약2	Depression of housing market along with global financial crisis is becoming an international issue, and South Korea is also not an exception. Housing providers of the South Korea mainly sell the apartment in advance before starting construction. However, pre-selling of housing is rapidly decreasing in years. Interestingly, the quantity of unsold new apartment is differentiated between several regions, especially more serious in the provincial area. This is an empirical study on the quantity of unsold new apartment reflecting regional characteristics. For example, population and economic conditions of each region will affect the quantity of unsold new apartment. Especially, unplanned development of large housing sites can be significant variable. Partial adjustment model and generalized method of moments(GMM) is used to estimate dynamic panel model based on 15 province panel data from 1995 to 2009. Difference of adjustment coefficient between the metropolitan area and provincial area is also a matter of concern. Because coefficient of adjustment means speed of market adjustment, we can compare the adjustment speed of regional housing market by estimating short-run and long-run housing function.
