The purpose of this study is to improvement of zoning system for vitality of mixed use development as a urban regeneration based on culture. So, the necessity and introduction of a special MXD district are suggested in response to the rapid change of urban space structure which has been caused by the change of industrial structure and life patterns. In order to maximize the potential of districts' existing manufacturing use in these case, New Yorks City has guided the rezoning process and has adopted all possible means, including Special Purpose District designations, Mixed Use District designations, TDRs and inclusionary zoning. This study finds that revitalizing focused on social and economic perspectives rather than physical renewal planning, and contains various policy implications for Seoul and the other metropolitan area. The result of review is synthesized and used to suggest the major strategies and guidances for vitality of mixed use development as a urban regeneration relating to the concepts of growth management, smart growth and compact city. |
