The unique Chonsei has have the important position in Korean rental housing markets with the universal monthly rent system. However, researches on tenant's choice between Chonsei and monthly rents are rare. Choi & Ji(2007) suggested the rental choice model under asset constraint and mortgage availability, but have not developed further empirical studies. This study tried to analyse the character of choosing Chonsei or monthly rent under tenant's asset constraint and financial knowledge. The research has dealt with multi-family housing (다가구주택) and officetel(오피스텔) to define the preference for the two rental system. By analysing the survey, the study shows three results as following; First, tenant's asset constraints affect the decision on the rental types, as Choi & Ji(2007) has inferred as theory. Second, financial knowledge of tenants with availability of mortgage may affect the tenure choice.
