The tenants in the office building may be various, but this variety has not been addressed in the previous literature. Based on the data of 72 prime office buildings in Seoul, this paper examines the tenant mixture and its heterogeneity in Korea. The results show that the heterogeneity is prevalent for Korean office buildings. This attribute relates with the location and industrial type of the business, not with the building size. The mixing pattern is different by industry. Manufacturing, trading and service industry tends to gather together in a building, which forms the most heterogeneity in Korean office buildings. However, the finance industry which comprises the largest portion of office areas prefers to occupy the office building with other finance businesses. New office building developments should consider this locational dependence or independence differentiated by industry. |
