In Korea, apartments, the representative housing type, has reflected ever changing paradigm and trends in each periods. The public rental houses, which made its debut in the latter part of the 1980s, a period of democratization in Korea, has accommodated demands of each periods by adjusting the type of supply. The concept of social mix which was introduced to solve social isolation and conflicts surrounding the public rental houses has now become fundamental concept in housing policies. The Eunpyeong New Town Project is regarded as an model case in which public rental houses have responded to the trends of the times. Taking into considerations social integration through social mix is becoming crucial today, this study analyzed the mix of rental houses and sales houses in the Eunpyeong New Town which is one of the exemplary social mix practise. According to the result of analysis, characteristics of Eunpyeong New Town is the fact that rental and sales houses are mixed in one main building. Among the total 4,436 units, national rental houses accounted for 22.93 percent with 1017 units and long-term rental houses 15.22 percent with 675 units. The ratio of total number of public rental units that combine the two types of rental houses to the total units reached as much as 38.15 percent. In particular, the Eunpyeong New Town District 1 was unique in that national rental houses, long-term rental houses and sales apartments were altogether in one main building stage by stage. It implies an important factor in planning social-mix apartments including Bogeumjari Housing in the future. In addition, it shows that research on people's perception on the mixed apartment block comprising the three type houses is necessary to catch planning elements for the more practical mixed block. |
