요약2	Apartment developers tried to achieve a secure level of initial sales rate at the first part of sales marketing campaign for their apartment projects. They consider the initial sales rate as an important indicator for their success of apartment development projects. In spite of its importance, there is little research on the initial contract rate because of the difficulties in gathering proper data for analysis. This study collects the data on initial sales rates of 946 unit types at 220 apartment complexes in Seoul, Incheon and GeongGi Province from various sources such as construction companies, marketing companies, sales companies and so on. By using these rare data, this study analyzes the influence of apartment characteristics and macro economic conditions on the initial contract rate of apartment development project. With empirical research, we confirms the unit characteristics, apartment complex characteristics, location have an effect on the initial contract rate of apartment projects. And we also find out macro economic conditions have influence on the initial contract rate of apartment projects.
