The purpose of this study is to determine the impact of infrastructure supply on the price of redeveloped apartments, and then to establish criteria for cost sharing on infrastructure provision based on the benefit principle. In order to this, a housing price model targeting at redeveloped apartments is estimated, and variables that affect the price, including the ratio of infrastructure are derived. As a result of analyzing, the ratio of infrastructure shows a positive effect on price, and the marginal revenue diminishes as the ratio increases. The cost of supplying infrastructure is greater than the benefit, just when considering the floor area ratio incentive. However, if analysis is done by including the rise degree of sale price due to infrastructure supply, the benefit is greater than the cost. Then, there is no necessity for public to bear some cost of infrastructure development. Also, the ratio of infrastructure that maximizes the benefit is calculated as approximately 27%. |
