The most of Residents in the urban development areas, leave their old residential area after the projects are implemented. Urban development project has 3 methods for disposal scheme ; the land expropriation, the land relocation system and the mixed method. While the public participations mostly use the land expropriation, priviate participations use the land relocation system and mixed method. But the former cannot go well because the projects cost a lot to start up. The latter cannot derive participation of ownerships having small land or building and petty merchants. The objectives of this paper, are to analyse the effect of 3-dimensional Land Reallocation System in the urban development projects and to suggest the new method. This paper explored the effect of Expropriation and 3-dimensional Land Reallocation. In the results, The 3-dimensional Land Reallocation System is proposed to help the residents to resettle in their communities after redevelopment. Then, This paper compared several alternitives in 3-dimensional Land Reallocation ; types of holding stake in real estate, simple public participation and owner of site for a building. Finally, types of holding stake in real estate turned out to be the best method for public interest. |
