A knowledge industry center was referred as a apartment-type factory in Korea. The data are asking prices being supplied by real estate advisory company and those cover Seoul metropolitan area. The results are as follows: first, factory prices and rents decrease as the distance of Seoul city hall or that of subway station increases. Second, the total floor area of the center and the structure of steel reinforced concrete give positive impacts on prices and rents but the age of building gives negative impacts. Prices increases as the area of factory increases but price per square meter decreases. Third, sales prices of new factories increased annually from 6.9 to 8.6 percent and highly rose since 2008.
