Estimation results of hedonic price model illustrate that amenity-related factors are more important determinants than convenience-related factors: A significant increase in housing prices is attributed to adjacency to noticeable natural environment, lower level of building coverage ratio and floor area ratio, and provision of underground parking and private outdoor space such as garden and terrace. While located in suburban area, however, townhouse preferably takes after typical multi-family housing in urban area, featuring monotonic housing clustering pattern and vertical unit plan as well as dependency on brand of construction company.
