Various investment behaviors are recently shown such as investment on the secondary market, even on strata title properties and forward contract before completion of construction. Capitalization rate on these type of investment will be different from previous investments on core office, considering their risk premium. The central objective of this study is to shed light on the risk premium on the office investment through empirical analysis on capitalization rate in Seoul office market. Generally Risk can be classified as systemic risk and unique risk by CAPM theory, but we can divide unique risk into real estate general risk and real estate investment behavior risk in real estate investment. The power of risk on investment decision, ranked in descending order, are as follows: Systemic risk influenced by macroeconomic factors, real estate investment behavior risk influenced by investor's choice and real estate general risk defined by locational and unique factors.
