This paper empirically estimated the subway station influence area(SSIA) using distribution of walking distances for subway users to access a station and also change pattern of housing sale prices by distances from a station. EasyFitXL, the distribution fitting program showed the Burr distribution was statistically best suited to the walking distance distribution. 1st SSIA was analyzed to be 465m, the pole point and 2nd SSIA was calculated to be 754m, the infection point of the distribution curve. But using the semi-log hedonic price model to housing sales prices by distances from a station, SSIA was analyzed to be 663m which was larger than 1st SSIA, 465m and close to but smaller than 2nd SSIA, 754m by walking distance distribution. In 664m by housing sale prices model, the prices went down as station distances increased, but outside 664m, the prices rose with station distances increased on the contrary for importance on natural and pleasant environments such as comforts and quietness etc. |
