This study sets appraisal criteria and clarifies the excellence of the Model of Lessee through the process of verification with the assessment weight from the Lessee' s perspective. For this study, the intensive interviews with experts and research on domestic/ international documentation are conducted to create the criteria for appraisal of office grade applicable. As a result of the analysis on experts' appraisal criteria and the Lessee's importance in selecting the property, the Gross Floor Area, which used to be the office grade differentiation in most cases, is replaced with other variation, e.g., proximity to the central district, distance from the subway stations and rent rates. These new criteria derived from this study need to be reflectedfor setting the office grade and such results will affect on determining the standard of office building grade and expect that will make the office market environment, which has been so closed and imprecise, more transparent and clear. |
