The purpose of this study is to identify the influential factors associated with a development density and to reveal whether there is any change in the factors in accordance with institutional changes before and after the sub-classification of the general residential zones. Major factors affecting a development density were chosen as variables through the literature review on the development density. A multiple regression was employed to analyze the relationships between the development density and the selected variables for Years 2002 and 2011, separately. The main results of the study are summarized as follows; First, regardless of the time difference, the significant variables affecting a development density were zoning, road ratio, population and land price. Zoning was a determinant factor regardless of the sub-classification of the general residential zones. Second, the influential factors of a development density changed between 2002 and 2011 due to the institutional changes and the conditions of the two time periods. For example, while some variables, such as a semi-residential area and the number of businesses, affected a development density in 2002, they did not in 2011. On the other hand, a central commercial area affected the development density in 2011. Thus, in order to manage a development density more systematically, it is recommended that the major factors affecting a development density should be considered as indexes, and they should be reflected in the system to manage a development density. |
