In addition, this study aims at analyzing the effect on mortgage loans and apartment prices of the loan-to-value (LTV) ratio and the debt-to-income (DTI) ratio. Findings from this study indicated that mortgage loans and apartment prices had positive relation. Especially it had a higher relation at Gangnam 3 Gus and Gangnam area apartment prices. Mortgage regulations had great effects on the control of mortgage as well as apartment prices. Therefore the deregulation of the mortgage loans could lead to a rise in apartment prices, but it worsen the problem of household debt. For formulating an appropriate policy measure to address the housing debt, thus, mortgage loan deregulation needs to be carefully considered.
