요약2	The Korean government has put a lot of effort to make buildings more energy efficient since energy consumptions in buildings account for about 25% of total energy in Korea. However, most of the efforts focused on newly constructed buildings, not for existing buildings. Therefore, in this study, a methodology for diagnosing energy performance of multi-family residential buildings was studied using three years of utility bills in multi-family residential buildings. In order to do this, first, a number of papers from domestic and international publications related to building deterioration were investigated, and some factors that may be significant to determine building deterioration were identified from the papers. After that, a possibility of diagnosing energy performance of multi-family residential buildings was tested in this study.
