요약2	Mongolian society was transformed from the Communism to Democracy which shifted its market economy in1991. Since then many people have migrated from rural areas to Ulaanbaatar capital city, mainly to find jobs and try to improve their quality of life. Thereupon, the trend of the urbanization accelerated and the population of the city and the city has faced many problems such as housing problem which absolutely lacks the number of housing. Many of the new migrants could not financial afford to purchase apartment within the city. So, they reside in ‘Ger’ which is a Mongolian traditional dwelling that is originally used for living a nomadic life. This has led to the formation of ‘Ger-district’ formed around the city which now comprises of over half of the capitals total population with inadequate infrastructure development. The government of Mongolia has been endeavored various housing policies since 1999 to expand the housing supply. However, even after housing policy implementation are being the result of the city’s total annual housing supply has not increased and is short of the necessary requirement while the housing prices continue to rise instead of improving the aspect of Ger-district even a decade. Recently, the government has focused on public led housing supply policy for reduction of house price to solve the problems of the housing market. This paper aims to analyze the problems of this government housing policy and to respond to this using System Dynamics approach.
