Until now, the Knowledge Industrial Center generally had been purchased directly by the small and mid-sized firms. Due to the lowering interests, however, investments on the Knowledge Industrial Center are becoming more active. Therefore, an economic feasibility research is needed to find current information on the location and moving factors, as well as on the rate of return, price making factors, and determinants on rent. This study analyzed 336 lease cases of Seongsu-dong Knowledge Industrial Center’s actual data. Through regression analysis, the study divided the factors largely into three parts-locational factor, building factor, and individual factor-and noted how each factor influences the rent. The study’s conclusion showed that locational factor and building factor strongly impacted the rent of the Knowledge Industrial Center, and in particular, the area of exclusive-use space, option to install free-standing wall, and option to convert building usage to office had significant impacts on natural log of the rent per area. |
