City construction in Korea has increased in scale since redevelopment and reconstruction gained popularity in the new millennium as ways to solve the housing shortage problem and phase out linear supplied apartment systems. Moreover, such efforts in recovering local communities are available for everyone to participate in, not only government offices and private companies. In Europe, multi-family housing has already progressed compared to the U.S., and every individual has opportunities to participate in new construction or community recovery. Accordingly, this research seeks to define and characterize the concepts of publicity and privacy, incorporating Hermann Hertzberger’s theory, and apply to construction completed with resident participation. (Method) This study hopes to produce a better general understanding of publicity and privacy, and focuses on Hertzberger's particular ideas on this subject. The research methods were defined through interpolation of Hertzberger's theory with ideas by other scholars, including Christopher Alexander, Oscar Newman, and N. J. Habraken. Three elements mentioned before were extrapolated from Hertzberger's discussion of characteristics and effects of multi-family housing construction. (Results) Publicity and privacy are dichotomous in the use of physical boundaries set by the architect. Since the modern era, the proliferation of collective housing has become more complicated as the trend spreads. The relationship between public and private areas must be considered from the early stages of architectural design. The most common point-of-view currently among theorists is that connecting residents to their physical community is advantageous. Hertzberger stated that the decision to participate in neighborhood construction and the experience of doing so brings forth a multidimensional interpretation of the community, promoting a sense of belonging and forming a harmonious domain. Accordingly, Hertzberger's multi-family housing construction hierarchy can be adjusted to function for single-family households through the movement of surface forms and interspace. Domain connects not only elements of parameter set by residents, but also creates a smooth transition between inside and outside and connects publicity and privacy in intended construction. Such participation by residents has led to various behaviors discussed in Hertzberg's two-factor theory of building construction, where the factors are predictability and order. (Conclusions) Throughout this research, it has been shown that Hertzberber's public areas inside multi-family housing serve to connect multiple spaces, using construction and/or community sentiment. The elements of parameter, which connect public and private, deepen when residents feel purposeful. Also, the problem of private equity affects those in low-rise housing more than residents of high-rise housing. Multi-family housing has alleviated discrimination, thanks to its inherent mediating factors. As a result, the idea of privacy became more guaranteed and the spaces used for private areas grew significantly. |
