본 연구에서는 젠트리피케이션 지역에 속해있는 도시한옥지역의 변화는 어떠한지에 대한 질문을 바탕으로 옥외 간판 설치, 외장재, 진입 방법 그리고 도시 인문환경 변화, 공시지가, 사업체 종류 등이 서촌 한옥에 미치는 건축적 영향에 대한 분석을 목적으로 한다. 그러므로 본 연구는 서촌 지역에 위치한 16 개의 한옥을 선정하여 그 지역의 현황을 살펴보고, 이를 젠트리피케이션 이론과 비교해 보았다. 연구결과 서촌은 일반적인 젠트리피케이션 이론과 마찬가지로 인구 및 세대수 감소, 공시지가 상승, 주거에서 상업시설로의 업종변화가 증가하고 있음을 확인하였다. 또한 옥외 간판을 활용하여 마당 (마당) 또는 내부 및 외부를 개조하고, 다양한 형태의 외장재를 사용하고, 출입구를 변경하여 서촌 한옥 공간을 확장하고 있음을 확인하였다. 이 연구는 젠트리피케이션 현상으로 인한 사회 경제적 조건 (예 : 인구, 공시지가, 업종)의 변화를 포괄 할뿐만 아니라 건축 스타일, 건축 형태 및 도시 구조 조건의 변화도 보여준다. 그러므로 향후 연구에서는 젠트리피케이션이 발생한 다양한 지역에서의 공통적 건축변화에 대해 지속적으로 연구함으로써 젠트리피케이션 현상의 특성을 확립해야 할 것이다. |

Based on the question of how the gentrification phenomenon impacts urban Hanok areas, this study is to examine the changes of Seochon Hanok's architecture in terms of installation of outdoor billboards, materials, and entrance ways, and the changes of urban environment in terms of population, public land price, and business types in Seochon Hanok areas. This study selected sixteen Hanok located in Seochon areas to specify those areas' current situation and to compare it with the theory of gentrification. The results of this study showed that matching with the gentrification phenomenon, decrease in the number of population and households, increase in the public land price, and the change of land use of Seochon Hanok from the residential one to the commercial one were identified in the study area. Furthermore, the extension of Seochon Hanok by renovating 'Madang (yard)' or the inside and outside of Hanok by utilizing outdoor billboards, using different types of materials for facades, and chaning the entrance ways was found in this study. This study represents that impacting boundaries of the gentrification phenomenon not only cover socio-economic conditions (e.g., population, public land price, and business types), but also include changes in architectural forms and urban fabric conditions. Therefore, future study needs to specify more features of the gentrification phenomenon by examining the common changes of architectural forms and urban fabric conditions in various study settings. |
