건물의 Life Cycle 동안 소비하는 에너지의 소비량은 전체 에너지 소비량의 상당 부분을 차지한다. 선진국에서의 건물 에너지 사용량은 전체 에너지 사용량의 40퍼센트, 전기 사용량의 70퍼센트, 용수 사용량의 13%, 그리고 이산화 탄소 배출의 약 40%를 차지하고 있다. (USGBC Green Building Facts 2015) 1980년대 후반부터 미국은 미국 그린 빌딩 이사회(USGBC)를 통해 환경 문제를 해결하기 위해 건축물 성능의 중요성을 강조하였고, 주요 시장 변화와 지속 가능한 건물에 대한 지각 변화와 더불어 정부 정책과 다양한 재정적 인센티브에 대한 수요가 급증하면서 에너지 스타, LEED, BREEAM등 친환경 인증 수요가 기하급수적으로 증가했다. (USGBC Statistics 2015, Green Market Size: McGraw Hill Construction 2012). 지속가능성에 대한 이러한 변화의 움직임으로 인해 새로운 건축뿐 아니라 기존 건물의 재건에도 커다란 관심이 쏠려 있다. 기존 건물은 선진국들의 경우, 총 건축물의 98%이상을 차지하고 있고, 건물의 에너지 성능에 대한 엄격한 규제와 대책이 있기 전에 지어진 건물들이 대다수이다. 결과적으로 기존 건물을 재정비하려는 시장의 움직임은 강력하며 기존 건물을 재개발할 수 있는 지속 가능한 설계 방안을 모색할 필요성이 증가하고 있다. 기존 건축물의 존속 가능성에 대한 지속 가능한 대책을 마련할 필요가 있음에도 불구하고 기존 건물을 대상으로 한 그린리모델링에 대한 종합적인 연구가 부족한 것으로 판단된다. 이에 본 연구에서는 그린 리모델링 사업 활성화 및 저해요인 등 다양한 영향요소들을 분석하는 것으로 목적으로 한다. |

As a result of increase in environmental awareness, there has been a major market transformation and a shift in perception of the sustainable buildings, and along with the toughing of the energy performance requirement from the government policies and various financial incentives, the statistics on demand for green certifications such as ENERGY STAR, LEED and BREEAM has increased exponentially. With this shift in perception of sustainability there have also been a huge spike of interest not only in new construction but also in retrofitting of existing buildings. Based on McGraw Hill Construction's Market Report existing building retrofit market is more than 60 percent of all construction projects, and records from the LEED-EB (Existing Building) shows that the registration and certification of LEED-EB has increased rapidly from mid 2000's. Existing building stock accounts for more than 98% all building stocks in the developed world and many of the existing buildings were built before there were stringent regulations and measures on the energy performance of the building. As a result, market for retrofitting existing building is strong and the need for researching ways to implement sustainable design ideas in retrofitting the existing building stock is increasing. |
