요약2	This study investigates the factors affecting residential satisfaction according to the type of public rental apartment inhabited in order to improve the level of housing welfare. Using the samples of Seoul public rental housing panel survey in 2016, we divided public rental housing into four classes. Based on the results from factor analysis, we found four factors: 1) accessibility, 2) site performance, 3) housing performance, and 4) social community. The findings from logit models are as follows. First, the main factors having significant impact on residential satisfaction with public rental housing are accessibility, housing complex performance, housing performance, and social community. Second, different factors significantly affect the level of satisfaction regarding the type of public rental housing looked at, but the factor of social community has a consistent influence. The take away from these findings is that both the physical and the social dimension should be considered as crucial factors in increasing the level of welfare in public rental housings.
