This study aims to find implications of the area management system and housing service program that can be adapted in the regeneration apartment complexes in Korea by examining the area management system and housing services of Hibarigaoka complex in Tokyo developed as a regeneration apartment complex by Urban Renaissance Agency in Japan. The study is based on researches of related documents, analysis of websites, site visit and interviews with officials at Urban Renaissance Agency in August, 2017. The results are as follows: 1) Hibarigaoka complex successfully preserved existing local cultures and history while encouraging intergenerational interactions from the inception to the implementation of ideas through collaborative efforts between the private and the public sectors, 2) To ensure reliable area management system, participating entities created a corporation aggregate working as an independent directors audit committee and outsourced the housing services to professional firms, 3) Staff from professional service firms residing and working as a coordinator at the complex facilitated participation, volunteering, talent donation, and leaders so that the program can be run by the residents in the future, 4) Old facilities were renovated and utilized for housing services and income generating programs were implemented to save funds for continuous future operation. |
