본 연구의 목적은 도시 재생의 13r개 선도지역 중 하나인 천안시 동남구의 사례를 중심으로, 정량적 지수를 통해 도시 재생 사업의 추진에 따라 발생하는 변화를 확인하는 것이다. 이번 연구에서는 주민 인구, 유동인구, 매출, 중소기업인 수, 스타트업 기업 수, 건축 허가 건수 등 양적 자료를 활용해 동남구와 다른 도시재생지역의 변화를 확인했다. 이 연구에서는 모니터링 결과를 비교하고 프로젝트 정책을 구현하여 프로젝트 시행에 따른 지역 내 변화를 확인하였다. 또한, 사업장에 대한 거주자의 인식을 조사하여 인식과 의견의 변화를 확인하였고, 프로젝트 시행에 따른 변경사항을 확인하기 위해 모니터링 지수를 활용하였다. 이에 따라 이번 연구에서는 향후 도시재생사업 추진 자료로 활용할 수 있는 도시재생사업의 평가를 실시하는 방안을 제시했다. 도시재생사업은 장기적으로 추진된다. 따라서 모니터링 및 조사 데이터를 바탕으로 프로젝트 시행에 따른 변화에 따라 지속적인 정책 제안과 주기적인 모니터링이 요구된다. 도시재생사업의 효과적 범위에 대해서는 사업 추진 분야뿐 아니라 주변 지역에서도 효과가 있을 가능성을 확인했다. 그러나 이번 연구는 천안시 동남구의 변화만을 확인할 뿐이기 때문에 도시재생사업의 유형과 지역 특성에 맞는 평가계획을 확정하기 위한 추가 연구가 필요하다. |

The purpose of the present study is to confirm, through quantitative indices, changes arising with the implementation of urban regeneration
projects, with a specific focus on the case of Dongnam-gu, Cheonan, one of the 13 priority rgions in urban regeneration. By utilizing
quantitative data including resident population, floating population, revenue, number of small business persons, number of startup companies,
and number of licensed buildings, the study confirmed changes in Dongnam-gu and other urban regeneration areas. The study compared
monitoring results and implemented project policies to confirm changes within the area as a result of project implementation. Additionally,
resident perception toward business districts was surveyed to confirm changes in perception and opinion, and monitoring indices were used to
confirm changes as a result of project implementation. Accordingly, the study presented a plan to carry out the assessment of urban
regeneration projects, which can be employed as data for conducting future urban regeneration projects. Urban regeneration projects are
carried out for the long-term. Therefore, based on monitoring and investigative data, they require constant policy suggestions and periodic
monitoring in accordance with changes resulting from project implementation. With regards to the effective range of urban regeneration
projects, the study confirmed the possibility of an effect not only in the area of project implementation but also in surrounding areas.
However, because the study merely confirms changes in Dongnam-gu, Cheonan, additional research is necessary to ascertain assessment plans
suitable to the different types and regional characteristics of urban regeneration projects. |
