도시는 포화되어 도심지 건축은 대부분 재건축인 시대이다. 하지만 재건축을 통한 기존 도시조직과 새로운 도시조직에 관한 미시적 연구는 미비하고 도심 재개발지에선 여러 문제가 생긴다. 따라서 본 연구는 도심 재개발지에서 기존의 도시조직과 새로 생기는 도시조직의 충돌을 살펴보고 도심 재개발에 대한 방향성을 제시하고자 한다. 이를 위해 가장 오래된 도심 재개발지인 4대문 안에서 각기 다른 방식으로 재개발이 진행된 청진, 공평, 무교-다동을 분석했다. 연구 대상지의 건물, 필지, 길의 현재 상태와 개별 연구대상지의 도시조직의 충돌지점을 분석하여 재개발을 통한 건축적 변화를 유형화 했다. 분석의 결과 중간단계에 대한 고려 없이 완성단계만 상정한 도심 재개발 계획이 상이한 도시조직 사이에서 일어나는 충돌의 원인이 되고 있었다. 따라서 도심 재개발을 계획할 때 공공역역의 조성, 정의되지 않은 장소의 임시적 전용, 건축요소의 변화를 통해 재개발의 중간 과정을 고려한 계획을 만든다면 기존 도시조직과 새로운 도시조직이 조화를 이루는 도심 재개발이 가능할 것이다. |

Most of construction at urban area is now undertaking a redevelopment because currently the most of city is full. But the research about the
collision of urban tissue at urban redevelopment area are very limited and there are many issues at urban redevelopment area. So the purpose
of this study is to analyze the collision between different urban tissue at urban redevelopment area and suggest proper method for urban
redevelopment. The area inside of four main gates, especially Chung Jin, Gong pyeong, Mu gyo- Da dong district are selected to analyze
because the area inside of these gates is the oldest urban redevelopment area and each of them has a different redeveloped method. And
current status of research area's urban tissue and collision situation are analyzed by macro and micro scale of view. The results of this study
were as follows; Ignoring the timeline of the urban redevelopment process can be a major issue in collision between urban tissue. Therefore,
the consideration of intermediate stage of redevelopment process is needed by making public area, a temporal use of vacant lot and changing
architectural elements can make a harmony between different urban tissue. |
