국내 건설업에서 공동주택 입주물량은 지속적으로 증가하고 있는 가운데, 입주자들의 높은 수요에 부응하기 위해서 시설물 관련 기술 고도화, 평면모델 개선 및 발전 등 많은 노력을 기울이고 있다. 그러나 공동주택 시공과정에서자재, 인력, 장비, 날씨 등 예측이 어려운 사항에 따라 다양한 하자가 발생할 수 있다. 이와 같은 하자는 준공 후 입주자 사전점검에서 발견되어 입주자들의 입주거부 또는 하자소송까지 이어지는 문제점이 발생한다. 따라서 본 연구는입주자의 하자관련 민원발생 요소를 줄이고, 건설업체의 하자보수비용을 최소화하기 위해 공동주택에서 발생하는 하자의 유형별 중요도를 분석하는 연구이다. 하자의 유형별중요도를 분석하기 위해 기존연구현황을 고찰하여 연구의필요성을 도출하고, 국내 주요건설사 중 A건설사의 2010년이후 입주한 공동주택 7개단지 5,280세대를 대상으로 ‘입주자 사전점검 결과’에 대한 하자유형별 빈도 분석과 하자보수 단가 조사를 통해 하자보수비용을 산출하여 하자유형별 중요도를 분석하였다. 하자유형별 중요도 분석한 결과,타일·마루·도배·PL창호·일반가구·주방가구 등 상위 6개 공종이 중요도가 높은 것으로 나타나, 해당 상위 6개 공종은최우선적으로 하자보수관리를 해야 하는 것으로 분석된다.
본 연구의 결과는 하자보수 지연에 대한 입주거부 및 하자소송과 같은 문제점을 초기 대응할 수 있는 계획수립에 도움될 것이다. |

While numbers of apartment housing are continually rising in the domestic housing construction industry, apartmentcontractors are currently developing plane models, upgrading facilities, and relevant technology, and investing muchefforts to meet the higher demands of consumers. However, the construction process of apartment housing involves theintricate properties of the construction industry such as materials, workforce, equipment, weather, and unpredictablesituations. If any of these factors becomes discordant and results in interference and interruption of the constructionprocess, then defects, both functional and aesthetic, are likely to occur due to errors in the plan of industry organizers andconstructors. Therefore, this research identifies the types of defects in an apartment construction project and analyzestheir relative importance. Firstly, this research reviews the previous research trends and will reduce the needs of thisresearch. Afterward, defect repair costs corresponding to the different defect types are calculated by applying results ofthe research and performing frequency analysis on defect types included in ‘Tenant preliminary research’ on apartmentsconstructed by Company A. As a result of analyzing the importance of defect type, the top six activities, including tile,floor, paper hanging, PL window, cabinetry, and kitchen cabinet, are found to be of high importance, and the top sixactivities in question need of repair and management of defects first. The results of this study will help establish a planto initially respond to such problems as refusal to move in and filing a defect suit against delay in repairing defects. |
