최근 공동주택에서 발생하는 하자로 인한 소송 및 분쟁이증가하고 있어 사회적 이슈로 대두되고 있다. 이를 해결하기위해 많은 공동주택 하자 유형에 관한 연구들이 진행되었지만, 문제가 원만하게 해결되지 않고 있다. 최근 시공된 공동주택을 대상으로 공종별 하자 유형을 조사해 추후 하자 대책및 예방방안을 제시하는 연구의 기반을 마련할 필요성이 강조되었다. 이에 본 연구는 프로젝트관리시스템와 하자보고서를통해 공동주택에서 발생한 실제 하자 사례를 바탕으로 하자를분석하였으며, 주요 목적은 공동주택의 세부공종별 하자 유형을 파악함으로써 주요 하자 유형에 대한 원인을 제시하고,추후 하자 유형별 대책 및 예방방안 연구의 기반을 마련함에있다. |

The recent increase in lawsuits and disputes caused by defects in apartment houses has been highlighted as a socialissue. To solve this problem, studies were conducted on the type of defects in apartment houses. However, the problemhas not been resolved amicably. Accordingly, it was emphasized that it was necessary to lay a groundwork forresearch on the types of defects by type of construction work in the recently constructed apartment houses and topresent countermeasures and preventive measures for defects later. Therefore, this study investigated cases of defectsin apartment houses and analyzed types of defects through PMIS and defect reports. The main purpose of the researchis to present the causes for major types of defects by identifying the types of defects in apartment houses and to laythe goundwork for the study of countermeasures and preventive measures for each type of defects in the future. |
