Bukchang-dong, Jung-gu has historic brick warehouses built during the Japanese Emperor period and urban tissues that from the Joseon Dynasty. These urban heritage well show the identity of Bukchang-dong. However, the area is under pressure for development, and the current district unit plans do not reflect the historical and cultural value of the remaining Joseon urban tissues from the Japanese Colonial Period. This study aims to consider the development method for adaptive reuse of a set of brick warehouse buildings in Bukchang-dong, which corresponds to the current standard of regional floor area ratio, while preserving the warehouses and urban tissues. The study provides the alternative solutions for both preservation and development of Bukchang-dong heritage, consisting of three aspects: institutional, firefighting and architectural planning. Then, the solutions are tested for capabilities of preservation and development. This study finds that in order to support adaptive reuse of the area, 1) Transfer of Development Right(TDR) system should be implemented. 2) A firefighting system can be applied as an alternative for securing road width. 3) The development design should refer to other design cases that successfully maintaned the characteristics of existing buildings. Given these three factors, the simulation results from this study suggest achievable adaptive reuse of buildings from the Japanese Colonial Period without damaging the historical and cultural properties. |
