본 연구는 신도시 계획단계에서 결정하는 점포주택용지 각 필지의 특성이 조성 이후 점포주택 상가 공실률에 어떠한 상관관계가 있는지를 밝히고자 하였다. 2기 신도시 3개 지구(한강지구, 별내지구, 위례지구)의 점포주택용지를 대상으로 전수조사를 통해 구축한 데이터를 토대로 9개의 점포주택용지의 계획입지요소와 점포주택 상가공실률을 각각 독립변수와 종속변수로 설정하여 그 관계를 분석하였다. 분석결과를 정리하면 다음과 같다. 첫째, 계획단계에서 결정하는 점포주택용지의 필지 특성요소 중 사후 상가 공실률에 영향을 주는 요소는 단지입지유형, 단지규모, 필지규모, 접도수, 가구내 필지위치, 외부도로와의 거리임을 밝혀냈으며, 일부 유의미한 계획적 지표를 도출하였다. 둘째, 점포주택 상가 공실률은 건축 및 임대단계에서 결정하는 필지 내 상가수와도 관련있음을 확인하였다. 이는 현재 진행 중인 3기 신도시를 비롯하여 향후 조성되는 계획지구에서 점포주택용지 계획 시 참고자료로 활용이 가능하다. |

This study attempted to clarify how the characteristics of each parcel of store housing land determined in the new town planning stage
correlated with the vacancy rate of store housing stores after construction. The relationship was analyzed by setting the planned location
factor and store housing vacancy rate of store housing sites as independent and dependent variables, respectively, based on the data
constructed through a total survey of store housing sites in three new cities (Han-gang, Byeol-nae, and Wi-rye districts). The analysis results
are summarized as follows. First, among the parcel characteristics factors of the store housing site determined in the planning stage, the
factors affecting the post-store vacancy rate were the location type, complex size, parcel size, access number, parcel location in household,
and distance from external roads, and some significant planning indicators were derived. Second, it was confirmed that the vacancy rate of
store houses was also related to the number of stores in the lot determined in the construction and leasing stages. This can be used as a
reference for planning store housing sites in the planned districts to be created in the future, including the 3rd new city currently in progress. |
